All recommendations weigh rent improvement benefits to the cost of improvements and estimated time to complete. The goal is always to evaluate the long-term benefit of improvements vs the cost of work and vacancy.

For the photography nerds: I shoot multiple exposures with a Canon DSLR camera on a Manfrotto tripod with a variety of lenses including ultra wide-angle. I work with a professional real estate photography editor to combine exposures, mask windows, and color correct to deliver the final product.
All potential tenants are pre-screened to verify that they would be qualified applicants before showings are permitted. I coordinate all showings with the current tenants. We aim to maximize availability while respecting the current occupant's time and belongings. Keeping your current tenants happy during the turnover process is the key to a smooth transition!
